POSITION SUMMARY/OBJECTIVE:

The incumbent performs and oversees the performance of the company’s commissioning process on all new major work. S/he ensures that projects fulfill the customer’s expectations and design intent, meet corporate quality standards, gain acceptance on schedule, and perform reliably and efficiently through the warranty period and thereafter. 

KEY TASKS & RESPONSIBILITIES:

  • Works with owner representatives and third party quality assurance personnel to develop commissioning schedules, and perform commissioning services outlined in the project documents.
  • Consults with key stakeholders on plans and recommendations required by the specifications. 
  • Manages the field commissioning technicians in the completion of checklists to document the commissioning of all systems and items of equipment to be included scope of work.
  • Coordinates with owner and contractor vendors and field staff for equipment start up activities.
  • Documents and verifies the various system tests required by contract documents &/or code authorities.
  • Coordinate with contractor subcontractors to complete work activities on time per the project schedule.
  • Completes pre-functional inspections of equipment and systems as they near readiness for start-up.
  • Oversees and coordinates the documentation of start-up testing of all completed systems.
  • Oversees TAB work to ensure it is completed in time to permit functional performance testing.
  • Coordinates contractor functional performance testing responsibilities with the entire commissioning team. 
  • Facilitates system familiarization and O&M training for owners and associated staff.
  • Provides input and oversight for ordinary equipment and system diagnostics throughout the process.
  • Compiles and delivers commissioning documentation to the customer upon project completion. 
  • Partners with project managers in the submission of O&M manuals and warranty commencement letters.
  • Recruits, trains, develops, and supervises technicians tasked with performing commissioning work. 
  • Provides indirect supervision to other company trade workers involved in the commissioning process.

WORK ENVIRONMENT:

  • This position operates primarily in an office environment on an active construction site, and routinely utilizes standard office equipment, such as computers, phones, copiers, and filing cabinets. 
  • Work duties will include regular visits to the field/job, during which the incumbent may utilize basic tools (measuring tape, screwdriver, wrench, etc.), and be intermittently exposed to the conditions and hazards typically associated with a construction site.

PHYSICAL DEMANDS:

  • In performing the duties of this job, the incumbent is regularly required to sit, stand, talk, walk, hear, climb, balance, and possess an appropriate degree of both visual acuity and manual dexterity. 
  • S/he may occasionally be required to stoop, crouch, kneel, crawl, reach, or perform repetitive motion. This is considered a light work position, which means possible exertion of up to twenty (20) pounds of force occasionally, and/or up to ten (10) pounds of force frequently, and/or a negligible amount of force constantly to lift, carry, push, pull, or otherwise move objects.

TRAVEL:

  • This position may require travel. 

MINIMUM QUALIFICATIONS:

  • 5+ years of applicable experience with HVAC equipment and systems.
  • Demonstrated experience with conventional and direct digital controls, as well as an understanding of their application, calibration, and operation. 
  • Proficiency with air/water testing and balancing (TAB) systems.

PREFERRED QUALIFICATIONS:

  • Bachelor’s Degree in Engineering. 
  • Certified Commissioning Certificate (i.e. ASHRAE BCXP, BCXA CCP)
  • NEBB Certification or equivalent. 
  • Previous experience in a supervisory or mentorship role.
